Course Content

The course covers the following:

Optimized investment structure overview: This will broadly cover what it means to optimize the use of asset value so as to obtain maximum use of the assets. (How to make each dollar work six times.)

Creative financing: maximizing borrowing capacity, keeping assets 'unencumbered' so as to allow maximum flexibility - now and for future duplication.

Fundamental property criteria: This is absolutely necessary if you wish to be sure that you acquire the 'right' properties. This section also covers getting your timing correct within the various cycles. The methodology used is completely objective - meaning that the various 'expert opinions' are NOT considered, rather the market clearly and of its own accord, indicates WHEN the right time is.

Various scenarios: Positive, negative and neutral cash flow. How any, or a combination, might best suit your individual needs.

Diversified strategies: The use of various investment mediums, i.e. property, cash and shares, to best create a balanced portfolio.

Cash flow management: The establishment of 'Passive Income' so that you can live comfortably, whilst your assets are growing.

Big Picture Planning: How to self assess your situation, set realistic goals and manage the process between now and your 'financial independence'.

Optimizing Tax Management: Using the correct structure to keep your portfolio tax effective.

A Note From Steve Navra

These are educational courses. They are not run to make profits out of the attendance fees. The discussions and material provided during a course give an excellent basis upon which to plan your investments independently.

I fervently believe that courses, with huge attendance fees, are run mainly for the profit from the running of them rather than to focus on what the education can do for you. This, of course, does beg the question, "What is in it for Navra Financial Services?"

Fortunately, and there is no obligation, nine out of ten people from each course come back to us for help in structuring their investments. Any charges or commissions I receive are fully disclosed at the time of consultation. The material I present in the courses is the methodology that I personally use.
